Pre-Winter Boiler Checklist for BC Homeowners (Do These 9 Things)

Why Fall Is the Right Time

Greater Vancouver's boiler season starts in earnest in November, but the September–October window is the sweet spot for pre-season maintenance. Technician availability is higher, emergency callout rates are lower, and any parts needed — pumps, valves, ignitors — are readily in stock before the rush. Waiting until December means competing with every other homeowner who also waited.

1. Test the Boiler Now, Before You Need It

Turn your thermostat up to call for heat and confirm the boiler fires, circulates, and heats within 10 minutes. If it's been sitting off all summer, a purge cycle is normal — but if it won't fire after two tries, call a technician now, not in February.

2. Check the System Pressure

Hydronic boilers operate at 12–15 PSI (cold) and 18–22 PSI (hot). Check the pressure gauge on the front of the boiler. If it's below 10 PSI, the system needs to be re-pressurized — usually by opening the fill valve briefly. If pressure won't hold or rises above 30 PSI, call a technician — the expansion tank or pressure relief valve may need service.

3. Bleed Your Radiators

Air trapped in radiators causes cold spots and reduces efficiency. Turn on the heat, let it run for 30 minutes, then use a radiator key to open each bleed valve until water (not air) comes out. Start from the radiator farthest from the boiler. This is a simple DIY job that makes a noticeable comfort difference.

4. Test Your Carbon Monoxide Detector

Before boiler season, test every CO detector in the home by pressing the test button. Replace any unit over 7 years old — CO sensor life is limited. If you don't have a CO detector within 15 feet of each sleeping area, install one now. Gas boilers are safe when properly installed and maintained, but CO protection is non-negotiable.

5. Check the Flue Pipe and Exhaust Termination

Visually inspect the boiler flue pipe for rust, gaps, or disconnection. Check the exterior exhaust termination for bird nests, debris, or obstruction. A blocked flue can cause CO to backdraft into the home. If you see rust staining or smell exhaust gases near the boiler, call a technician immediately.

6. Confirm the Condensate Drain Is Clear

High-efficiency condensing boilers produce acidic condensate that drains via a plastic pipe to a floor drain or sink. Check that this pipe isn't kinked, blocked, or frozen (for units near exterior walls). A blocked condensate drain will shut the boiler down.

7. Look for Leaks

Check all visible piping connections, the boiler body, and valve packing for water stains or active drips. Small leaks become big leaks in winter. Any visible moisture warrants a technician's assessment before the heating season begins.

8. Programme Your Thermostat

A properly programmed setback thermostat can reduce your heating bill by 10–15% with no comfort sacrifice. Set it to drop 3–5°C overnight and during working hours, recovering to comfort temperature 30 minutes before you need it. Smart thermostats like the Nest or Ecobee are compatible with most modern boilers.

9. Book Your Annual Professional Service

The best thing you can do for your boiler before winter is have a Red Seal technician perform a full annual service: burner inspection and cleaning, heat exchanger inspection, combustion analysis, pressure test, pump and valve check, and flue inspection. An annual service costs $150–$250 and consistently adds years to boiler life. Book now before October slots fill.

Frequently Asked Questions

When should I book my annual boiler service?

September and October are ideal — before the heating season rush. GasBoilers.ca offers pre-season maintenance specials. Call 604-359-1081 or use the contact form to book.

Can I do the annual service myself?

The visual checks (pressure, leaks, CO detector, bleeding) are DIY-friendly. The combustion analysis, burner cleaning, and heat exchanger inspection require licensed technician tools and credentials. Skip the DIY on those.
