The central boiler plant — including the boilers, primary distribution pumps, plate heat exchangers, and main distribution headers — is common property owned collectively by all unit owners and maintained by the strata corporation. Individual unit components such as in-suite fan coil units, thermostats, and the branch piping within suite walls are typically the owner's responsibility, though exact boundaries vary by strata bylaws and building age.

Each visit produces a written service report with photos that is delivered to the property manager or strata council within 48 hours.
Scheduling is coordinated with your property manager to minimise disruption. For buildings with seasonal demand peaks, we schedule maintenance during shoulder periods — typically late summer for heating boilers and early spring for DHW-dominant systems. Contract clients receive priority scheduling for unplanned repair calls.
Capital Replacement Planning
Gas boilers in multi-unit residential buildings typically have a service life of 20–25 years for commercial-grade cast-iron units and 15–20 years for modern condensing boiler plants. When a central plant approaches end of life, the strata corporation faces a capital expenditure that must be planned well in advance to avoid special levies or inadequate contingency reserve coverage.

In cases where repairs cannot be completed on an emergency visit — typically when major heat exchanger or pressure vessel components are required — we advise on temporary measures and provide a written scope and timeline for the permanent repair within 24 hours of the initial visit.
