Individual Suite vs Central Building Boiler Systems
Vancouver condos operate under two fundamentally different heating models, and knowing which one applies to your unit matters before any service call is booked. In most buildings constructed after the mid-1990s, each suite has its own dedicated combi boiler — typically a Navien NCB, Rinnai i-Series, or similar wall-hung unit — that provides both space heating and domestic hot water. These units are wholly within the unit owner's domain and are the owner's financial responsibility.
Older high-rise towers and many concrete mid-rise buildings operate on a central plant model: a boiler room in the building's mechanical space contains one or more large commercial boilers, and heat is distributed throughout the building via a network of hydronic pipes and fan coil units or in-suite heat exchangers. In this model, the strata corporation owns and maintains the central equipment; individual owners typically own the fan coil units or distribution equipment inside their suite walls.

Common Condo Boiler Issues in Greater Vancouver
The most frequent fault we diagnose in individual suite boilers is an error code on Navien NCB or Rinnai i-Series combi units. Navien E003 (ignition failure) and E012 (flame loss) are common in older buildings where gas supply pressure fluctuates. Rinnai 11 and 12 error codes often relate to freeze protection sensors or condensate drain issues in suites where the boiler is installed near an exterior wall.
Central plant buildings face a different set of problems. Ageing cast-iron or steel boilers operating near end-of-life become prone to flue gas leaks and heat exchanger failures. Circulation loops in large buildings collect corrosion products and biofilm when chemical treatment is neglected, causing pump wear and zone valve failures across multiple suites simultaneously.
A persistent confusion in condo buildings is scope: when a suite owner calls about no heat, the fault may lie with the central building loop rather than anything in their unit.
