Understanding how it worked — and how similar programs that follow it are structured — helps BC homeowners navigate available federal energy efficiency funding. Even where the grant portion has closed, the interest-free Canada Greener Homes Loan remains available in many provinces, and NRCan continues to update its retrofit support programs.
What Is the Canada Greener Homes Grant?
The Canada Greener Homes Grant was a federal program offering homeowners up to $5,000 in grants for eligible energy efficiency retrofits and up to $40,000 in interest-free loans for more comprehensive retrofits through the Canada Greener Homes Loan. The program was administered by Natural Resources Canada (NRCan) and required a certified EnerGuide energy evaluation before and after the retrofit.
Eligible upgrades included:
- High-efficiency space heating systems (condensing boilers and furnaces)
- Air-source and ground-source heat pumps
- Insulation upgrades (attic, walls, foundation)
- Windows and doors
- Air sealing
- Heat pump water heaters
- Renewable energy systems (solar PV)
The program's key requirement — one that caught many homeowners off guard — was that the pre-retrofit EnerGuide evaluation must be completed before any eligible work begins. Homeowners who replaced their boiler and then applied for the grant were disqualified because there was no pre-retrofit baseline evaluation.
Does a New Boiler Qualify?
Yes — under the Canada Greener Homes program structure, a high-efficiency condensing boiler replacing a lower-efficiency heating system was an eligible upgrade. The specific grant amount for a space heating system upgrade ranged from $1,000 to $5,000 depending on the EnerGuide improvement achieved across all retrofits.
The grant was not based solely on the boiler — it was based on the total EnerGuide score improvement achieved across all retrofits you did. This is why boiler replacements worked best as part of a broader retrofit plan (insulation + air sealing + new boiler) rather than as a standalone upgrade for maximizing the federal grant.

A boiler replacement alone typically yields 5–15 GJ improvement depending on the existing system's inefficiency. Combining it with insulation upgrades can push total improvement well above 20 GJ for the full program benefit.
The EnerGuide Evaluation Process
The EnerGuide energy evaluation is the cornerstone of the Canada Greener Homes program. It must be performed by a licensed energy advisor registered with Natural Resources Canada.
The pre-retrofit evaluation involves:
- A blower door test to measure air leakage (ACH at 50 Pa)
- Thermal imaging or visual inspection of insulation levels
- Review of existing heating system and appliances
- Collection of utility bills for baseline energy consumption
- Generation of an EnerGuide rating and improvement report
The evaluation typically costs $400–$600 in BC. The Canada Greener Homes program reimbursed up to $600 of the evaluation cost. The post-retrofit evaluation (required after work is complete) was an additional evaluation at similar cost, also partially reimbursable.
Finding an energy advisor: Natural Resources Canada maintains a directory of registered energy advisors at nrcan.gc.ca. In Greater Vancouver, expect 2–4 week lead times for appointments. Book the evaluation before booking the contractor, since the pre-retrofit evaluation must precede any retrofit work.
Stacking with FortisBC Rebates
The Canada Greener Homes grant and FortisBC rebates were designed to be stackable — meaning a BC homeowner replacing a boiler could claim both. However, the timing and documentation requirements are different, and getting both requires careful planning.
