One distinguishing characteristic of Rinnai boilers in BC is how they handle limescale. The LC code— Rinnai's lime/scale warning — is a maintenance prompt rather than a lockout fault. Many BC homeowners receive an LC warning and don't realize it signals that descaling is overdue. Left unaddressed, it progresses to hard faults and heat exchanger damage.
Common Rinnai Repair Issues in Metro Vancouver

- LC — Lime/Scale Warning (Most Common): The LC code is unique to Rinnai — it triggers when the unit calculates that the heat exchanger has likely accumulated significant limescale based on operating hours and water hardness settings. In Metro Vancouver, water hardness varies significantly: the North Shore receives very soft water from Capilano reservoir, while Surrey, Langley, and Richmond draw from sources with higher mineral content. Ignoring LC leads to Code 14 (thermal fuse) failures as the scale-insulated heat exchanger overheats.
- Code 12 — Flame Failure: The boiler achieved ignition but the flame dropped out during operation. Gas valve deterioration, fluctuating supply pressure, or a fouled flame sensor are the most common causes. Code 12 on Rinnai units is functionally equivalent to E012 on Navien.
- Code 14 — Thermal Fuse Tripped: The heat exchanger overheated and the one-shot thermal fuse has opened. This is frequently the downstream consequence of an unaddressed LC warning. The fuse must be replaced (it is not resettable) and the root cause — usually scale buildup — must also be treated. Replacing the fuse without descaling results in repeat Code 14 failures.
- Fan Motor Faults:Rinnai's combustion fan motor can develop bearing wear after several years of operation in Metro Vancouver's damp climate. Symptoms include a grinding or rattling noise at startup, incomplete purge cycles, or a fault code indicating abnormal pre-purge pressure. Fan motors are a direct replacement item we stock for I-Series units.
- Flow Sensor Faults: The domestic hot water flow sensor in I-Series combi units detects when a hot water tap is opened and activates the heating mode. Scale accumulation on the paddle sensor or debris from old pipework can reduce sensitivity, resulting in no hot water response.
