About Baxi Boilers
Baxi is an Italian boiler manufacturer founded in 1947, now part of the BDR Thermea Group — one of the largest heating product conglomerates in Europe, which also includes De Dietrich, Brötje, and Remeha. Baxi boilers have a strong European market presence and found their way into Canadian installations through commercial HVAC distributors and contractors importing proven European condensing technology.
In Metro Vancouver, you're most likely to encounter Baxi units in older high-efficiency installations from the 2000s and 2010s. The Baxi Luna 3 Comfort and Luna 3 Comfort HT are common residential wall-hung models, while the Duo-Tec Combi line handles combination heating and domestic hot water in a single unit. Both series offer 94–98% AFUE efficiency ratings and modulating burners.
Baxi parts availability in BC is more limited than for North American brands like Navien or IBC. Common Baxi Repair Issues in Metro Vancouver
Baxi uses an E-prefix numeric fault code system. These are the four most frequent faults our technicians diagnose on Baxi units in Greater Vancouver:
- E1 — Ignition Failure:The boiler attempted ignition and failed to establish a stable flame. This is Baxi's equivalent of E003 on Navien or F4 on Viessmann. Common physical causes include a deteriorated igniter electrode, a faulty gas valve not opening fully, low gas supply pressure at the meter, or a blocked combustion air intake. In Vancouver's damp climate, ceramic igniter degradation is accelerated in units without regular maintenance.
- E2 — Overheating / High Temperature Limit: The boiler detected temperatures exceeding the high-limit setpoint and shut down as a safety measure. E2 is frequently caused by restricted water flow — a seized internal circulator, an air lock in the primary circuit, or one or more zone valves stuck closed. On combination units, heavy simultaneous DHW demand can also trigger E2 if the system is under-sized for the application.
- E5 — Pump Fault: The Baxi control board detects that the internal circulator is not responding as expected — either not running at all, running but not moving water, or drawing abnormal current. Pump impeller seizure is the most frequent cause, especially in units that have been powered off over summer. We recommend running the boiler briefly in summer to prevent pump seizure.
- PCB Failure in Older Units: Baxi Luna units from the mid-2000s through early 2010s are now approaching an age where PCB (printed circuit board) failures are becoming more common. Symptoms include erratic error codes with no clear physical cause, display anomalies, and inconsistent pump or burner control. PCB replacement is cost-effective if the heat exchanger is in good condition.
